NEGOTIATING AN OFFER

INSPECTION & APPRAISAL

After an accepted contract the items that come next are the home inspection and appraisal. The inspection typically is done within 5-10 days after an accepted purchase. After the inspection an appraisal would be ordered if the buyer is getting financing. The appraisal is conducted by an independent 3rd party not controlled by the lender or agents involved.

 

 

CLOSING

At the closing all paperwork will get signed, accompanied by your agent to make sure all documents are correct. If any money is due (settlement fees) these will be due now. After all the monies are deposited with title funding takes place. Recording the transaction is next, the deed is recorded and transfers the property to the seller. This all happens on the same day.
